Zetland Capital acquires Morrison Hotel in Dublin
The Morrison Hotel located in the quays of Dublin, Ireland, has been acquired by UK private equity firm Zetland Capital from Russian billionare Elena Baturina, for a reported price of €65 million (€460,000 per room). Ms Baturina acquired the 141-room property in 2012 from NAMA, as the first hotel sale of the Irish asset management agency, for €22 million. During her ownership, the hotel was rebranded to a DoubleTree by Hilton and benefitted from a €10 million renovation programme.
Hilton Bracknell, UK sold to KSL
The 215-room Hilton Bracknell has been sold to US private equity firm KSL Capital Partners by UK real estate investor Tabamara Ltd for £17.5 million (£81,000 per room). Located to the west of London, the hotel includes 10 meeting rooms, a restaurant, bar, health club and 150-space carpark. Previously operated by Hilton under a lease agreement, the hotel has been sold unencumbered by brand and management, with KSL planning to convert the property to its Village Hotels brand.
Oaktree buys NH Anglo American hotel in Florence
Through its Italian real estate fund Castello SGR, US private equity firm Oaktree Capital has acquired the 115-room NH Anglo American hotel located in central Florence. Under the new ownership, the hotel is set to be extensively renovated and rebranded. Castello SGR’s Italian hotel portfolio now consists of 27 hotels encompassing over 3,000 rooms in Italy.
Castleforge acquires the Bruntsfield Hotel in Edinburgh
London-based private equity firm Castleforge Partners has acquired the 70-room Bruntsfield Hotel in Edinburgh for an undisclosed price, from long-term owners of the property, Queensferry Hotels. The hotel, which is branded as a Best Western Plus and has been operated by Queensferry for over 40 years, will be managed by UK-based white-label operator Axiom Hospitality post-acquisition. Under new ownership, the hotel is also set to benefit from a capital expenditure programme.
