HVS Hodges Ward Elliott acts on sale of Staycity Dublin to Primonial
Paris-based acquisitions and asset manager Hova Hospitality, on behalf of a fund managed by Primonial REIM France (Primofamily), has acquired the Staycity in central Dublin. The long leasehold interest was sold on the 340-room aparthotel for €38 million as part of a turnkey sale. The property opened in August 2022 and is leased to Staycity on a 25-year fixed-term lease. HVS Hodges Ward Elliott acted as the exclusive advisor to the seller.
Scala acquires Hilton London Heathrow Terminal 5 from Shiva
The long leasehold on the 350-room Hilton London Heathrow Terminal 5 has been acquired by investment firm Scala Capital Partners from UK-based hotel group Shiva Hotels, for an undisclosed sum. The hotel is constructed on a 12.5-acre site and includes a fitness centre, spa and multiple food and beverage outlets along with a 460-space carpark and is franchised under Hilton’s core brand. Shiva Hotels offloads this asset to focus their strategy on the luxury hotel sector in central London in coming years.
Horn Grundbesitz acquires the Hotel Savoyen in Vienna from CA Immo
A subsidiary of German property company Horn Grundbesitz KG has entered into an agreement to acquire a building complex including the 309-room Hotel Savoyen and an office building in Vienna, Austria, for an undisclosed price, from CA Immo. The transaction is expected to close in the first quarter of 2023. The property is located in Vienna’s embassy district, close to the Belvedere Palace and Botanical Gardens. CA Immo is currently streamlining its property portfolio to focus primarily on prime office buildings.
EXTENDAM acquires the Novotel Rouen Sud in France
French private equity firm EXTENDAM has acquired the 134-room Novotel Rouen Sud located in Technopôle du Madrillet, about 150 kms north-west of Paris in the heart of the Madrillet and La Londe-Rouvray forests, for an undisclosed sum. The property offers a variety of outdoor sports and leisure activities. French hotel operator Henotel, an Accor franchisee, will manage the property. The hotel is set to undergo a major renovation to further reach its potential. EXTENDAM currently has a portfolio of 288 hotels in Europe.
Anders Bodin acquires Hotel Diplomat in Stockholm from the Malmström family
Real estate management firm Anders Bodin Fastigheter AB has acquired the Hotel Diplomat (Klippan 10) in Stockholm, Sweden for an undisclosed sum, in a sale-and-leaseback deal with the Malmström family, who had owned the property since 1917. The hotel includes 130 rooms and a restaurant and bar, spa, conference area and gym. A new 20-year lease for the hotel and restaurant has been signed with the sellers. Built in 1911, the Art Nouveau palace housed several embassies before it was converted into a hotel in 1966. Anders Bodin Fastigheter AB also owns the Nobis Hotel in Stockholm.
Onyria Group to acquire Martinhal Lisbon Cascais Hotel in Lisbon from Elegant Group
Local hospitality investment company Onyria Group has entered an agreement to re-acquire the 72-room luxury Martinhal Lisbon Cascais Family Hotel in Lisbon, Portugal, for an undisclosed sum from Elegant Group. The property is located in Quinta da Marinha some 30 kms west of the centre of Lisbon, where Onyria already operate villas and a 200-room hotel and will now re-integrate the Martinhal hotel. Portugal-based Elegant Group is owned by entrepreneurs Chitra and Roman Stern. The Pinto Coelho family owns the Onyria Group. The property will exchange hands on January 8, 2023.

The price per key noted for the W Rome in last week’s newsletter was mis-stated as €106,000 per room, when it should have read €1,060,000 per room.
