Atom acquires Hotel Miramar and Gran Hotel La Florida in Barcelona
Spanish REIT Atom Hoteles SOCIMI has acquired the five-star, 75-room Hotel Miramar and the five-star, 70-room Gran Hotel La Florida in Barcelona, Spain, from Lebanese investor Joseph Boutros El Khoury for a combined €50 million (€345,000 per room). The transaction was completed using the SOCIMI’s own resources and a €13.2 million loan facility. Hotel Miramar is located on Montjuic hill in Barcelona, close to the city’s main harbour, whilst the Gran Hotel La Florida sits atop the Tibidabo mountain to the west of the city. The former will be operated by Hyatt Hotels & Resorts and the latter by Dubai-based Sunset Hospitality Group. Hotel Miramar is held on leasehold land, with a current pending duration of approximately 20 years. Atom is one of Spain’s largest hotel owners, with 28 hotels comprising 6,713 rooms and over €900 million in assets under management.
Fattal enters French market with Hotel Prélude Opéra Paris acquisition
Israel’s Fattal Group has acquired the four-star, 59-room Hotel Prélude Opéra Paris, France, from pan-European alternative investment manager Tikehau Capital, which had owned the hotel since 2019 through its Tikehau Real Estate Opportunity 2018 value-add fund. The price was undisclosed. Centrally located in the 9th arrondissement of the French capital, the hotel was managed by third-party operator Welfi Hospitality Management, having undergone an extensive renovation in 2020 that elevated the property to four-star standard. The hotel is set to be renamed as the Leonardo Boutique Paris Opéra. Fattal Group will now target further expansions in France following this first entry into the French market.
Extendam and SOHOMA acquire Citadines City Centre in Lille, France
French hotel private equity firm Extendam and compatriot hotel management group SOHOMA have acquired the three-star, 101-room Citadines City Centre in Lille in northern France, from an undisclosed seller and for an undisclosed amount. The hotel is located in the Euralille business district, France’s third-largest by area. Extendam and SOHOMA are set to convert the property into Lille’s first Residence Inn by Marriott aparthotel, with 107 keys. Residence Inn is Marriott’s third-largest brand, with 890 properties across 20 countries. Extendam and SOHOMA already own and operate the Residence Inn Paris Didot Montparnasse. As of June 2023, Extendam had ownership in 316 European hotels, while SOHOMA manages 70 properties in France.
Hotusa acquires Hotel San Anton in Granada, Spain
Spanish tourism conglomerate Grupo Hotusa has acquired the four-star, 189-room Hotel San Anton in Granada, Spain, for an undisclosed amount. The hotel, previously managed by Hotusa, had been facing bankruptcy and closed its doors in January of 2023. The property includes three food and beverage outlets, four meeting rooms and a 360 degree terrace with a pool overlooking the Sierra Nevada mountain range and the famous Alhambra medieval complex. Hotusa plans to reposition the property under its upscale house brand, Eurostars. Grupo Hotusa consists of three main business units involved in hotel operations, travel distribution, and hotel services, and owns some 230 hotels across 17 countries in Europe and America, with a Spanish portfolio of 158 hotels.
Deventure acquires New Bath Hotel and Spa in Matlock, UK
Indian group Deventure Hotels & Resorts, led by founder Rajeev Mukul, has acquired the four-star, 54-room New Bath Hotel & Spa in Matlock, UK, for an undisclosed amount, from an undisclosed seller. The property is located in Derbyshire in England’s East Midlands, on the edge of the Peak District National Park in the village of Matlock Bath, 4 km south of the town of Matlock. The property comprises a bar, restaurants, conference rooms and spa, spread across a 4.5 acre plot of land, with a significant renovation and relaunch planned to occur by the middle of 2024. Deventure has three hotels in India, with a focus on weddings, banquets and conferences, and plans to expand further into the UK following this first acquisition.
